To maximise the possibilities of obtaining the desired amount of money with no surprises, you should plan the sale.
You should question yourself: If I were the buyer, what would I like to find? Bear in mind that the first impression potential buyers have of the property plays a huge part on their final decision. To sell your property faster and at the market price, you should think about carrying out general cleaning, minor repairs and painting where necessary.
It is important that the investment you make on these improvements will improve the general image of the property, but is doesn´t have to be a big investment. Bear in mind that the new owners will probably want to make their mark on the property and will have their own ideas. Leave them to make the larger investment.
Some recommendations to improve the image of your home:

- General cleaning: Pay special attention to bathroom, kitchen and laundry room; if you don´t have time to do this, you could hire a professional company.
- Painting & wood repairs: This will really enhance the image of your property.
- Repair minor details like humidity, plumbing problems, lights, loose tiles .. etc.
- If the property is empty, try to clean it and to get rid of any cables, marks in the walls, boxes in the floor etc. Also leave a set of keys with the nearest Garu office, so that we can get immediate access when the client is here.
- Get rid of any old furniture and things that take up space and make your house seem smaller than it is. Hire a storage room to keep all that furniture that is not actually needed in the house.
- Make sure that there are no bad smells. Eliminate them if there are.
- Keep the garden maintained and tidy. If you have pets make sure that you clean up after them.
- Some clients do not like animals, so it is best to keep you pets out of the way when you have a viewing. Use air freshners to eliminate any animal smells, even though you may be used to it.
- Make sure that all the property paperwork is up to date. Check that the property is registered in your name on the Land Registry and that it shows you as the owner. Don´t worry if the mortgage is also registered there, the new buyers may wish to subrogate to it.
- There are other useful documents to a potential buyer, although not mandatory e,g, property plans, description of the property with the metres shown, security system measures in place, Maintenance instructions, information about the complex or urbanisation, etc.,
